Before you start

What to have ready

Not all of it applies to every program. A bank statement loan does not need tax returns, and a foreign national file uses different identification. Gather what you have; we will tell you what is actually required for your route.

  • Photo ID

    Driver license or passport

  • Proof of income

    Pay stubs, or 12-24 months of bank statements if self-employed

  • Tax returns

    Last two years, where applicable to your program

  • Bank statements

    Last two months on every account you will use

  • Employment history

    Two years, including any gaps and what caused them

  • Debt details

    Cards, car loans, student loans, and anything in collections

The process

From application to keys

  1. Application

    Online, by phone, or in person. Nothing is submitted to a lender at this stage.

  2. Review and pre-approval

    We check the file, flag anything that would cause a problem, and issue a pre-approval you can make offers with.

  3. Shopping the file

    As a brokerage we take it to the lenders most likely to approve it on the best terms, rather than to one desk.

  4. Underwriting and conditions

    The lender will ask for more. We chase it, and tell you exactly what is outstanding and why.

  5. Closing

    Final numbers, signing, and funding. You will know the closing costs well before this point.
